 Vistas at Pinnacle Park Apartments

The Wallace Group was the project manager, civil engineer and land surveyor for a unique multi-family residential project in Dallas, the Vistas at Pinnacle Park. The project includes 332 apartment units on less than 14 acres of buildable land. The small footprint is a result of the site’s location on a “pinnacle” of land that overlooks the Trinity River and downtown Dallas. Vistas at Pinnacle Park is part of mixed-use development south of I-30. Most of the Pinnacle Park site is a reclaimed limestone quarry and cement plant. It’s proximity to downtown makes it ideal for new development.

The City of Dallas escarpment ordinance required that all buildings and improvements be set back 15 feet from the upper limit of the escarpment.

The escarpment ordinance also requires that storm water runoff be released in a manner that does not erode the escarpment feature. The Wallace Group successfully complied with this regulation by designing eight small detention ponds that are distributed along the length of the escarpment. The series of ponds captures and releases the runoff from the site at nonerosive velocities. Because there was no existing wastewater service to the site, about 1,500 feet of off-site wastewater main was designed by The Wallace Group for acceptance by the City of Dallas.

Multiple offices of The Wallace Group contributed to the development of the project. The joint effort included topographic and boundary surveys, preliminary and final subdivision plats, and construction plans.
