Housing 2000, the owners of Vistas at Vance Jackson awarded The Wallace Group, Austin office the first of two projects to be located in San Antonio, Texas. The work included the subdivision and design of site improvements for 240 apartment units, 438 parking spaces on a 15-acre site to include water, wastewater, drainage, and a water quality pond. A portion of this site is located within the 100 year flood plain and will be contained by a drainage easement dedicated by the plat. Several Class I trees including 31”, 22”, and 18” Live Oak trees were carefully and diligently planned for saving while designing the retaining walls around the club house. General permits were applied for and obtained from the City of San Antonio, and San Antonio Water Systems. Special permits needed to meet the Edwards Aquifer rules included approval for a Water Pollution Abatement Plan and an Organized Sewage Collection System Plan from TCEQ. Union Pacific Railroad provided an encroachment permit necessary for the wastewater service to the site.
