Work Order 9723

Recently completed and currently available for students at the University of Texas in Austin, Crossing Place Apartments are geared for a multifaceted environment that fosters academic and social growth. The developer of this complex, Student Housing USA, hired The Wallace Group to complete all site development, engineering, and surveying services.

The 26-acre site provides 348 apartment units for a population of 1,152 students. This site is the last undeveloped property from a 497-acre tract originally master planned in 1972. Before the apartment project could be constructed, The Wallace Group had to address many difficult design and permitting issues. These challenges included submitting a new floodplain study, preservation of a wetlands site, detention ponds, storm water runoff from adjacent properties, wastewater lift station, fire protection from only one water service, relocation of an overhead electrical distribution line, and design allowing for future maintenance of a 6-inch gasoline pipeline that traverses the site.

While it is common to have several of the above design issues on a typical site, it is rare to find all of them on the same site. It is clear why this property was the last to be developed out of the original tract. However, with hard work and patience, even this difficult site was engineered in a cost-effective manner.
