Pebble Creek Development Corporation of College Station, Texas, retained the Wallace Group to review their 1,500 lot Master Planned Community and to provide opinion and alternatives to save on construction costs, improve construction methods and yield more home sites while not sacrificing the character of this elegant neighborhood

In order to reduce construction costs, The Wallace Group provided alternative methods for street and wastewater construction. Specifically, we proposed new specifications to the City of College Station for curb and gutter and road base material. We were able to show the City that cement stabilized road base would be a long-term benefit over the previous construction practices and would reduce future costs to the City in the area of maintenance. This cement treated base also proved to be more economical for the developer; therefore, all parties involved benefited from this recommendation.

In helping the developer better use the land for yielding more home sites, we revisited and reworked the Master Plan already in use. The original Master Plan was very good on all accounts; however, by better utilizing the natural terrain and existing features of the site, we were able to increase the lot yield without increasing infrastructure cost. By partnering with the City of College Station, the developer, and the developer’s construction company, The Wallace Group was able to fast track scheduling, reduce costs, improve the quality of infrastructure and increase revenues for the developer.
