Awarded to The Wallace Group, Inc. in the Spring of 2002, design of the Eagle's Landing Project is nearing completion. The Eagle's Landing project includes 240 apartment units on 49 acres in Northeast Austin. The units are priced to be 'very affordable', defined as having a rent less than 1/3 of the monthly income for a family earning 50% of the median annual income ($65K in Austin). The owner gets an income tax break which subsidizes the rent. The City of Austin has accepted this project for its Smart Housing program, which means it qualifies for waivers on plan review, permitting, impact and inspections fees (over $200K) and expedited plan reviews. David Smith, P.E. in our Austin office is the Project Manager for this progressive project.
Our contract fee is $120K, including planning, surveying, engineering and construction phase services. The Wallace Group, Inc. prepared the boundary, tree and topographic, and land title surveys; the subdivision plat; and all engineering plans for the site. Permits from the City of Austin, Travis County and TxDOT were applied for and obtained. Construction is expected to begin in November and end in August 2003.
Our client, NuRock Housing Foundation I, Inc., a not for profit organization, was formed to provide and implement the much needed BreakOut programs for the properties that are developed. Its staff coordinates the academic enrichment programs, the after school tutorial support and the many other supportive service programs for the resident’s children.
BreakOut operates under the principle that a person’s body, mind and emotions are stimulated by positive activities. BreakOut offers such activities in order that people can appreciate and enjoy their abilities and environment and by participating can experience proper physical, mental, emotional and social development. Active programs in recreation, drama, art, music, tutoring, training and social programs offer residents opportunities to participate in enjoyable activities of their choice with their children.

The Wallace Group was also awarded another in Austin for NuRock called Eagle's Point. This will be a 240 unit "independent living" retirement complex.
