What is it? Simply stated, the design-build method is when an owner hires one entity (or team) to plan, design, and construct the project.
A design-build project is generally comprised of two parts or phases.
Phase One, the planning phase, includes meeting with the owner to determine the scope of work and expectations, preparations of peliminary plans and specifications, and negotiating the proposed lump sum project cost.
Phase Two, the design and construction phase, includes the preparation of detailed plans and specifications and the construction of the project.
This concept gives one entity 100% responsibility to deliver a high quality project on time, within the pre-determined budget, and on or before the completion deadline. |
